- Unlike normal auctions bids can include conditions which means all buyers have the same chance under the same rules

- The seller reserves the right to negotiate with any party, they are selling the property and may choose one party over another for any reasons

- Once the seller approves the winning bid, all the details are sent to each parties solicitor to draft the sales & purchase agreement.
