What conditions can a buyer request?
Buyers may request conditions relevant to their purchase, but the seller and buyer should have the solicitor confirm the wording and effect.
FiSBO's offer flow includes common choices such as finance, builder's report, LIM report, solicitor approval, sale of property and special conditions. These choices help capture the buyer's intent for discussion.
A condition should be specific enough to understand what must happen and by when. A solicitor can explain whether the proposed wording protects the buyer and how the seller can respond.
A seller does not have to accept every requested condition. The seller can ask questions, negotiate the terms or choose another offer, subject to the applicable agreement and professional advice.
