offers-and-negotiation
What is a conditional offer?
A conditional offer depends on specified matters being satisfied, such as finance, a report, solicitor approval or the buyer selling another property.
A condition describes something that must happen or be confirmed before the parties are required to proceed under the agreed contract. Common examples include finance approval, a builder's report, a LIM report, solicitor approval and the sale of another property.
The wording, deadlines and consequences of a condition matter. Buyers should ask their solicitor to draft or review the conditions and explain what evidence is needed to satisfy them.
Do not copy a condition from another offer or assume that selecting a label in FiSBO creates the complete legal wording. The solicitor prepares or reviews the formal agreement.
